Mark Wagner has been with Coldwell Banker First Realty-Encore since
1984 and has seen the company grow in size and specialization in
the field of professional property management. Mark is a licensed
realtor in both North Dakota and Minnesota. He has received the
local Property Manager of the Year Award from the F-M Association.
Coldwell Banker First Realty-Encore has awarded Mark with Property
Manager of the Year four times and the Merit Award once. He also
has the designation of Certified Apartment Manager from the National
Apartment Association.
As the department head, it is Mark’s responsibility to see
that each property is operating economically and that the highest
value is being achieved. Our continued growth is dependent on the
satisfactory performance of management of our current properties.

The duties of the Property Supervisors are to insure that
each property is running smoothly, they have the "hands on"
experience of working with service people and contractors to bid
lawn and snow contracts, and large and small maintenance issues
that may develop on a property. They supervise the property supervisors
in the day-to-day operations of the individual properties. All bills
and correspondence for the properties are personally reviewed and
approved by the Senior Property Supervisors. All conditions affecting
the property, whether they are conditions of the market or economic
conditions are reported to each owner with the property supervisor's
analysis of the situation.
Single-Family Home Specialist

Kim heads up the single family home department. Her specialty is
managing the smaller units, single family, duplex, town home, etc.
Usually it is a one-home/one-owner situation requiring a more intense
"hands on" approach to management. Kim does interior and
exterior inspections on a scheduled basis and more often if situations
warrant. She constantly evaluates the properties to keep the rents
in line with the market.

The Rental Agents screen and handle all of the rental calls that
come to our office. Our Rental Office is open seven days a week.
They will evaluate each apartment as it becomes available for rent
for necessary upgrading and for rental rates. They monitor the market
to make sure our rents are in line with the surrounding market.

These highly trained bookkeepers works with the Yardi System of
bookkeeping to prepare the monthly reports for the owner. After
the property supervisors have approved the monthly bills for payment,
the accountant pays bills and generates a cash flow statement. This
is prepared and out to our owners by the 5th of the following month.
